Following the severe atmospheric conditions brought by Storm Éowyn, Portavadie Spa & Leisure, one of Scotland’s premier destination resorts, suffered significant damage to its specialist roofing systems. The Balmore Group was commissioned to lead the reinstatement project, deploying our specialist roofing division to address compromised EPDM (Ethylene Propylene Diene Monomer) membranes.
The project required a blend of rapid response emergency repairs and long-term structural engineering solutions, all conducted within a “live” high-end leisure environment.
Project Challenges
When Storm Éowyn swept across the west coast of Scotland, the coastal location of Portavadie subjected the facility to extreme wind uplift and salt-spray ingress. The existing EPDM roofing system, while inherently durable, faced pressures beyond its original design parameters.
High-velocity winds created negative pressure zones, threatening to lift the waterproof membrane from the substrate. Any breach in a spa environment is critical; humidity control and internal climate stability are paramount for guest comfort and building health.
Working on the banks of Loch Fyne required a contractor who understands the corrosive nature of maritime air and the unpredictability of Highland weather windows.
