Description of works – Drone Condition Survey
As part of the Royal Alexandra Hospital’s ongoing estates maintenance programme, The Balmore Group’s Inspection Division was commissioned to conduct a comprehensive drone condition survey across the hospital’s roof and external building fabric.
This major healthcare facility, operated by NHS Greater Glasgow and Clyde, represents one of the region’s most critical infrastructure assets. Given its scale, operational sensitivity, and constant public use, any inspection work required an approach that ensured full compliance with air safety regulations, eliminated disruption to hospital services, and provided high-quality, actionable data to guide future maintenance.
Leveraging our expertise in drone-based inspections, rope access, and cloud-based reporting, we successfully delivered a detailed, non-intrusive survey that allowed the estates team to visualise and prioritise maintenance needs with accuracy and efficiency.
Project Objectives
The primary goals of this project were:
- To safely inspect the full external fabric and roof areas without the need for scaffolding or intrusive access.
- To collect high-resolution photographic and video data to identify areas of degradation, defects, and potential maintenance risks.
- To ensure zero disruption to hospital operations, including coordination with on-site services and air traffic.
- To integrate all survey findings into a digital, cloud-based reporting platform for the estates management team.
These objectives aligned perfectly with our capabilities in providing safe, cost-effective, and technologically advanced inspection solutions across critical public sector infrastructure.
Methodology
Using CAA-authorised UAV (Unmanned Aerial Vehicle) platforms, our drone inspection team conducted multiple flights across the hospital’s extensive roof areas and external façades. Prior to deployment, comprehensive flight planning and risk assessments were carried out in collaboration with hospital management and aviation control authorities to ensure full compliance with air safety regulations.
The hospital’s proximity to active helicopter routes required careful coordination to avoid interference with medical air traffic. All flights were scheduled within agreed windows and controlled under strict safety protocols, guaranteeing zero disruption to hospital operations.
The drones captured high-resolution still images and 4K video data, providing a detailed visual record of the roof coverings, guttering, masonry, and cladding systems. This method allowed for the detection of wear, water ingress points, loose materials, and other structural issues without the time, cost, or risk associated with traditional inspection methods such as scaffolding or cherry pickers.
Data Analysis and Reporting
Following data capture, all imagery and findings were processed using our cloud-based survey software, a powerful digital platform that integrates with Google Earth. This system enabled the estates team to view, interact with, and analyse defect data mapped directly onto the hospital’s building model.
Each area of concern was tagged, annotated, and categorised by priority, creating a clear and accessible visual dashboard for decision-makers. This approach transformed what would normally be a static inspection report into an interactive asset management tool, supporting informed decision-making for both immediate and long-term maintenance planning.
The cloud-based system also facilitates real-time collaboration between our engineers, NHS estates staff, and maintenance contractors — ensuring that recommendations can be swiftly actioned and progress can be tracked seamlessly.
Follow-On Works
As part of The Balmore Group’s integrated service offering, our rope access specialists were immediately available to conduct follow-on make-safe repairs and remedial works identified during the drone survey. This capability provides a unique advantage to clients: a seamless transition from inspection to repair without the need to engage multiple contractors.
By combining our inspection, rope access, and maintenance divisions, we significantly reduce project turnaround times and overall costs, while maintaining consistent quality and safety standards throughout the process.
Safety and Compliance
Safety remains at the heart of every Balmore Group operation. Our UAV pilots are fully certified under Civil Aviation Authority (CAA) regulations, and all flights are planned in accordance with local airspace rules and client operational requirements.
In a complex environment such as a hospital — where patient safety, confidentiality, and operational continuity are paramount — our planning and communication processes are meticulous. Every step, from site preparation to data delivery, is designed to minimise disruption while upholding the highest safety and compliance standards.
Results and Benefits
- The Royal Alexandra Hospital drone condition survey successfully delivered:
- Comprehensive, high-resolution data on roof and façade condition.
- Zero disruption to hospital services or air traffic operations.
- Cost savings through the elimination of scaffolding and manual inspection access.
- Improved accuracy and traceability via cloud-based defect mapping and reporting.
- Enhanced efficiency through integrated inspection and rope access repair capabilities.
The estates team now benefits from a detailed digital record of the hospital’s external condition, empowering them to plan and budget for maintenance with confidence.
